Pull down to unlock (make sure you always pull lever down) Button above handle must pop out. Do this when going to your car, laundry or bins.

Lockout Fee (Monday to Sunday)

  • There is a lockbox on site therefore, if you are locked out during 7:00am to 10:00pm, SMS Ranita 0405 064 043 for code – $45 charge needs to be agreed to via SMS or email before code is given. Code will be changed next day
  • If locked out between 10:00pm to 7:00am – Please contact your local Locksmith.

General Maintenance

We have updated our maintenance reporting procedure. Please note, we will no longer be accepting text messages or emails for this. Below is the procedure which needs to be followed.

Emergency Maintenance

Step 1: Contact Ranita on mobile
Step 2: If you cannot get hold of Ranita via phone, send an SMS or email
Step 3: Contact the following qualified tradesman by calling and sending an SMS with your name, address and exact issue with photos if possible
Step 4: If you are unable to get a hold of the below contacts, you can arrange a
qualified, licensed tradesperson to carry out emergency repairs

Laundry

  • Follow rules on laundry wall! 
  • Washing machine (no charge)
  1. Please do not leave your clothes in the machines once the cycle has been completed. I have noticed clothes, pegs, laundry baskets etc. in and around the laundry areas. These do not belong here. Perhaps a reminder on your phone can be set to remove once cycle is complete. If anyone leaves their clothes in the washing machine, the next person is welcome to take them out and put them in the laundry tub.
  2. Please clean the laundry area after each use.
  3. Please be careful when you are putting the washing power in that it does not go into the centre slot which is strictly for the liquid conditioner only.
  4. Please be mindful before putting your clothes in to check your pockets and remove any loose items. We have found clothing straps, handbag handle, coins, small plastic bags, price tags etc. These are the things that block the filter and stop the washing machines from working.

Car Park

  • Park only in the carpark space designated to you (check ‘Approval of property’ email)
  • Visitors must park in the street

House Rules

1. NOISE
The Occupier of a lot must not create noise likely to interfere with the peaceful enjoyment of a person lawfully on another lot or the common property.
2. VEHICLES
(1) The Occupier of a lot must not-
(a) park a vehicle, or allow a vehicle to stand, in a regulated parking area: or
(b) without the approval of the body corporate, park a vehicle, or allow a vehicle to stand, on any
other part of the common property; or
(c) permit an invitee to park a vehicle, or allow a vehicle to stand, on the common property, other
than in a regulated parking area
(2) An approval under subsection (1)(b) must state the period for which it is given.
(3) The body corporate may cancel the approval by giving 7 days written notice to the occupier.
(4) In this section- Regulated parking area means an area of scheme land designated as being available for use, by invitees of occupiers of lots included in the scheme, for parking vehicles.
3. OBSTRUCTION
The occupier of a lot must not obstruct the lawful use of the common property by someone else.
4. DAMAGE TO LAWNS AND GROUNDS
(1) The occupier of a lot must not, without the body corporate’s written approval –
(a) damage a lawn, garden, tree, shrub, plant or flower on the common property; or
(b) use a part of the common property as a garden.
(2) An approval under subsection (1) must state the period for which it is given.
(3) However, the body corporate may cancel the approval by giving 7 days written notice to the occupier.
5. DAMAGE TO COMMON PROPERTY
(1) An occupier of a lot must not, without the body corporate’s written approval, mark, paint, drive nails, screws or other objects into, or otherwise damage or deface a structure that forms part of the common property. (2) However, an occupier may install a locking or safety device to protect the lot against intruders, or a screen to prevent entry of animals or insects, if the device or screen is soundly built and is consistent with the color, style and materials of the building.
(3) The owner of a lot must keep a device installed under subsection (2) in good order and repair.
6. BEHAVIOUR OF INVITEES
An occupier of a lot must take reasonable steps to ensure that the occupier’s invitees do not behave in a way likely to interfere with the peaceful enjoyment of another lot or someone else’s peaceful enjoyment of the common property.
7. LEAVING OF RUBBISH ETC. ON COMMON PROPERTY
The occupier of a lot must not leave the rubbish or other materials on the common property in a way or place likely to interfere with the enjoyment of the common property by someone else.
8. APPEARANCE OF THE LOT
(1) The occupier of a lot must not, without the body corporate’s written approval, make a change to the external appearance of the lot unless the change is minor and does not detract from the amenity of the lot and its surrounds.
(2) The occupier of a lot must not, without the body corporate’s written approval –
(a) hang washing, bedding, or another cloth article if the article is visible from another lot or the common property, or from outside the scheme land; or
(b) display a sign, advertisement, placard, banner, pamphlet or similar article if the article is visible from another lot or the common property, or from outside the scheme land.
9. STORAGE OF FLAMMABLE AND DANGEROUS MATERIALS
(1) The occupier of a lot must not, without the body corporate’s written approval, store a flammable substance on the common property.
(2) The occupier of a lot must not, without the body corporate’s written approval, store a flammable substance on the lot unless the substance is used or intended for use for domestic purposes.
(3) However, this section does not apply to the storage of fuel in
(a) the fuel tank of a vehicle, boat, or internal combustion engine; or
(b) a tank kept on a vehicle or boat in which the fuel is stored under the requirements of the law regulating the storage of flammable liquid.
10. GARBAGE DISPOSAL
(1) Unless the body corporate provides some other way of garbage disposal, the occupier of a lot must keep a receptacle for garbage in a clean and dry condition and adequately covered on the lot, or on a part of the common property designated by the body corporate for the purpose.
(2) The occupier of a lot must –
(a) comply with all local government local laws about disposal of garbage; and
(b) ensure that the occupier does not, in disposing of garbage, adversely affect the health, hygiene or comfort of the occupiers of other lots.
11. KEEPING OF ANIMALS
(1) The occupier of a lot must not, without the body corporate’s written approval –
(a) bring or keep any other animal on the lot or the common property; or
(b) permit an invitee to bring or keep an animal on the lot or the common property.
(2) The occupier must obtain the body corporate’s written approval before bringing, or permitting an invitee to bring, an animal onto the lot or the common property.
12. ADDITIONAL TEMPORARY OCCUPANT.
– If an additional guest is to stay for less than 2 weeks, no need for approval. For a stay of more than 2 weeks then written approval is required.
– Must email the agent requesting the addition of an additional guest. Must provide a drivers licence and any other information agency might request to carry out checks.
– You will need landlord & agent approval in writing before anyone else is allowed to stay there
– 8 weeks maximum stay allowed for the approved guest which must be in writing.
– The charge of $10 per week to be paid for a stay of between 2 – 8 weeks
– The resident must provide proof of the guest having moved out at the end of the approved stay date.
– The guest must not change mailing address
13. HAVING A PARTNER OVER:
– Must not stay more than 2 nights per week maximum
– Partner must park on the Street
– Partner must obey the house rules provided to the resident

  • You will receive free wireless internet via the network at a limited speed that will allow basic web browsing and emails. The wireless network is private to your tenancy
  • If you wish to boost the speed, prices are below (you will receive a 7 day free trial at 25Mbps/5Mbps download/upload from your move-in date. Following that, it will revert back to limited speed for free).
    • 12Mbps down / 1 Mbps up – $35/month
    • 25Mbps down / 5 Mbps up – $65/month

  • Electricity will be charged on monthly basis by Flourish Homes on behalf of the landlord
  • Meter read will be done on the day you move in then monthly until your vacate date
  • You will be charged as per your individual meter usage for your pad + 3/5 of retailer daily supply charges + GST on top

BOND & CARPET CLEANING

To assist you when your are in the process of vacating, we would like to provide you with some information which might help! Guide to Timeline for Handover: – Your vacate date will be 3 business days prior to your end of lease date

  • 1st Business Day – Bond Clean
  • 2nd Business Day – Carpet Cleaning or Furniture Steam Cleaning
  • 3rd Business Day – Pest Control: Morning
  • 3rd Business Day – Exit Condition Inspection: Afternoon

We do recommend using a professional cleaner so feel free to contact King of Cleans on: 0466 961 545.

If your property requires extra cleaning (not standard bond clean) such as no regular cleaning has been done throughout the tenancy by you, then you may incur additional charges of $45 per hour. Cleaner will contact you on your mobile with photos so please ensure you are contactable on the bond cleaning date.

If you are renting a furnished property, you will need to get professional steam cleaning of all the furniture for hygiene requirements. Feel free to contact Protector Carpet on 0411 424 818. Please note, if there are stains on any furnishings, these would cost $10 – $20 per stain to remove.

DAMAGES AND REPAIRS
To assist you in remedying any damages or required repairs as a result of your tenancy, and to support a swift bond refund, we ask you to review your entry condition report and be upfront with us about any items requiring attention. We can then work with you, recommend trades etc. to help have things remedied prior to you vacating. Ultimately, this will support a swift vacate inspection and help you to get your bond back sooner!

Note: If you choose to do your own cleaning and it is not in the same condition as when you entered the property (fair wear and tear accepted), you will be given 24 hours to rectify the issues. Failure to do this will result in Flourish Homes arranging bond cleaning at your cost
